How to Calculate Your Monthly Payment
Your monthly mortgage payment combines four main parts (often called PITI): Principal, Interest, Taxes, and Insurance. If your down payment is less than 20% of the home price, lenders typically also charge PMI.
Use the formula M = P × [r(1+r)^n] / [(1+r)^n − 1], where P is the loan amount, r is the monthly interest rate, and n is the number of months. Add taxes, insurance, and PMI to get your full monthly housing cost.
